ilke Homes


ilke Homes is a modular housing company based in Knaresborough, North Yorkshire. The company was founded in 2017 in a joint venture between top-10 housebuilder Keepmoat Homes and modular company Elliott.

ilke Homes manufactures high-quality, affordable eco-homes from its 250,000 sq ft factory. It sells its homes to a range of customers including housing associations, local authorities and private developers.

The company has the capacity to build 2,000 homes a year. The homes are sold across a range of tenancies, including affordable rent, private rent, social rent, shared ownership, and for market sale.

In May 2019, ilke Homes signed a £100m deal with leading housing association Places for People for 750 homes, the largest modular deal in the UK. The deal was hailed as the “Uber moment” for housebuilding in reference to the impact that technology had on the taxi industry.

The company has also launched the ilke Academy, a unique onsite training facility that teaches new recruits skills in manufacturing, construction, engineering, digital design and carpentry. ilke Homes has established partnerships and recruitment drives with local schools, prisons and military veterans, to bring a wide range of new talent to the company in a bid to create a new generation of housebuilders.

Through digital design and state-of-the-art precision-engineering techniques, ilke Homes can produce homes twice as fast as traditional construction, while some homes have energy ratings that rank in the top 0.1% of energy-efficient homes in the UK. It uses Building Information Modelling to create digital frameworks of its homes, reducing the potential for defects and ensuring more cost-efficient material supply orders.

90% of a home is built at the ilke Homes factory. These homes can be built in just one week and come equipped with everything from kitchens to bedrooms, before being delivered by lorry to sites across the country and installed onsite. 

The company has won multiple industry awards including the Sunday Times British Home Award for its ‘Hundred House’ in partnership with architects HTA design.
